A guide from JW Woods Estate Agents

Buying a home is one of the most significant investments you'll ever make—and it's easy to get swept up in the excitement. But before you pick up the keys, it’s vital to understand exactly what you’re buying. One of the most effective ways to do that is by commissioning a property survey.

At JW Woods Estate Agents, we know how important it is for our buyers to feel confident and protected. A professional survey can provide clarity, highlight hidden issues, and potentially save you thousands in future costs. Whether you’re buying a character-filled period home in Durham or a modern apartment in Bishop Auckland, having a survey done puts you in a stronger, better-informed position.

What Does a Survey Really Do?

A property survey is a detailed inspection of a home's condition. It can uncover problems like damp, structural weaknesses, subsidence, or poor insulation—many of which won’t be visible on a casual viewing. While not legally required, a survey often pays for itself by preventing unexpected repair costs or giving you grounds to renegotiate.

The Three Main RICS Survey Types

Surveys are carried out by qualified professionals, often registered with the Royal Institution of Chartered Surveyors (RICS). There are three main types of RICS surveys, each suited to different property types and buyer needs.

Level 1 – Condition Report
This is the most basic option. It gives a general overview of a property's condition using a traffic light system to flag urgent or serious issues. It’s ideal for newer homes that appear well maintained. Expect to pay between £300 and £900.

Level 2 – HomeBuyer Report
By far the most popular choice, this mid-level survey includes everything from the Condition Report, plus a closer inspection of structural elements such as roofs, walls, insulation, and drainage. You can also request a market valuation and rebuilding cost for insurance purposes. This is best suited to homes built in the last 50 years and typically costs £400–£1,000.

Level 3 – Building Survey
Also known as a full structural survey, this is the most comprehensive option. It includes an in-depth analysis of the property’s structure and condition, often covering basements, lofts, and underfloor spaces where accessible. It also provides repair recommendations, timelines, and estimated costs. Perfect for older properties, listed buildings, or homes you plan to renovate. Prices usually range from £600 to £1,500 or more.

What About New Builds?

Even newly built homes can have problems. A snagging survey focuses on identifying issues like poor workmanship or items that fall short of current building regulations. These are ideally done before you move in, allowing the developer to correct faults. Costs typically range from £300 to £600.

Choosing the Right Survey for Your Purchase

  • Buying a newer home in good condition? A Level 1 Condition Report may be all you need.

  • Purchasing a standard property built in the last few decades? A Level 2 HomeBuyer Report offers a detailed, cost-effective assessment.

  • Looking at an older or non-standard home? Go for a Level 3 Building Survey for peace of mind and planning.
